RICS Level 2 Survey
This survey is suitable for the vast majority of houses, specifically those built in the 20th and 21st Centuries, those without high levels of defects or that have not undergone significant levels of renovation.
At Sussex Property Surveys our inspection regime ensures that all building elements (that are not concealed) are inspected thoroughly. Externally this includes chimneys, the roof, walls and foundations, doors and windows, gutters and drains; internally this includes the roof space, ceilings, walls, floors, fireplaces, kitchens, bathrooms, internal woodwork. The services don't go unchecked and although we are not electricians or gas engineers, we will comment on the suitability of the electrical and gas installation, the heating, drainage. Externally we also comment on gardens, garages and outbuildings.
The report is laid out in a logical format with a straightforward colour-coding index and text that explains clearly what has been identified. Clear, annotated photographs show precisely the condition of each element. It provides an assessment of the relative importance of the problems/defects. At this level, although concise, the report includes advice about repairs and any ongoing maintenance issues. Where the inspection is unable to reach a firm conclusion with reasonable confidence, a recommendation for further investigation will be made.
