Building Survey
RICS Level 3 Survey
This survey report is suitable for houses built in the 19th Century or older, houses with a significant number of defects or where significant renovation has taken place or is planned.
At Sussex Property Surveys, we use the same guiding principles for the Level 3 Survey as we do for the Level 2 Survey, namely a full and thorough inspection of all building elements, its services and the grounds.

In addition to the detail provided in the Homebuyer Level 2 Report, the Building Survey Level 3 Report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems.
Building Survey includes:

Description of the identifiable risk of hidden or potential defects in areas not inspected.

Propose the most likely cause(s) of the defects based on the results of the inspection.

Outline the likely scope of appropriate remedial work and describe / explain the likely consequences of non-repairs.

Make general suggestions / recommendations in respect of the priority and likely timescale for all necessary work that needs to be completed.
If an inspection is unable to reach the necessary conclusions with reasonable and appropriate confidence, the matter will be referred for further investigation and inspection.
